A long-term partnership for a sustainable indoor climate

After nearly 20 years of operation, a reburb of the GOLD air handling units is taking place. Swegon is a key player in this process today, just like Swegon was a key partner when the property was built nearly 20 years ago.

20 years of indoor climate in Stockholm

Lustgården 10.18 is a block of two connected office buildings, located in the heart of Stockholm, Sweden, spanning over a total of 27 000 sqm. We have a long history in the building and have been a trusted partner for the indoor climate solutions since the buildings were completed in 2008. Today, the property owner, Alecta Fastigheter, is taking the next step towards a more energy-efficient and user-friendly building, once again with support from us at Swegon.

 

Why Swegon?

When Alecta Fastigheter got responsible for the property, three clear goals were identified

• Reduce energy cost
• Ensure long-term operational reliability
• Provide an optimal indoor climate for all tenants

To support these ambitions, Alecta Fastigheter chose to update the buildings’ indoor climate solutions using our refurbishment offer for the 23 existing GOLD air handling units (AHUs). The project also included a gradual implementation of the newest generation of WISE, our room management system for demand controlled ventilation (DCV). The latter included an installation of SuperWISE for advanced monitoring and control.

An extended service life

As mentioned, we have been a long-term partner at Lustgården, and our solutions have played a key role in the buildings throughout their nearly 20-year lifetime. As of spring 2025, the existing 23 GOLD AHUs have undergone a comprehensive refurbishment which aims at extending their service life. With this upgrade, up to 20 additional years of high performing and energy-efficient operation is expected. 

An upgrade goes beyond spare part replacement and routine maintenance, it is a life-prolonging measure. As with regular servicing, products remain in place and significantly fewer and smaller transports are needed compared to a replacement, and only necessary components are newly produced. In short, upgrading existing equipment supports both cost-efficiency targets and sustainability.

RE:3 and RE:vitalise

RE:3 is a Swegon concept, based on the key principles of circularity, which consists of RE:duce, RE:use and RE:vitalise. This unique approach is designed to contribute to the industry and simplify for a wide audience to make conscious, long term decisions aimed at lowering embodied carbon levels in buildings. RE:vitalise stands out as the most effective way to reduce embodied carbon, as it focuses on component updates and adding modern functionality that extends operational lifetime of products and avoids much of the otherwise necessary manufacturing, transportation and further measures involved in producing, installing and commisioning new indoor climate solutions.

A smooth shift to tomorrow’s indoor climate solution

Alongside the refurbishment of the air handling units, a solid foundation has been laid for the next generation of indoor climate control. Units in the solution are prepared to be seamlessly integrated with the next generation of WISE, our system for demand controlled ventilation (DCV). 

Lustgården was once provided with our first genertation WISE system. Today, a shift towards the next generation DCV system is ongoing, taking place when tenants renovate or adapt their spaces. This transition allow for a smooth and flexibile shift with minimal disruption. WISE comes with a communication unit that enable property owners and other stakeholders to gain full control over the indoor climate, it also enables energy efficiency balancing and operational reliability while ensuring a good indoor climate for the people inside.

Challenges and solutions

Upgrading the indoor climate of a fully occupied office building requires both technical expertise and careful planning. Thanks to close collaboration with the contractor, Invent Projekt, and a flexible and phased approach the project was completed without disrupting daily operations.

The project was largely shaped by mutual trust and a shared vision. Invent Projekt, with Linus Olsson as project manager, particularly highlights Swegon’s technical expertise and support as crucial to achieving high energy efficiency, a key factor in the project’s success.

Throughout the project, continuous monitoring of energy savings in the buildings is carried out. At a final stage, gathered data will be compiled into a total energy save for the entire property. This comes from the close partnership which also continues to be key for project success.

The final result: A future-proof indoor climate

Our long-term commitment, supporting the property manager for nearly 20 years, now benefits all involved. We have in-depth knowledge of the building’s history and can today contribute effectively with solutions that help the property manager ensure an energy-efficient, reliable and optimal indoor climate that meets ambitious sustainability goals.

Throughout the project, Swegon has provided products and technical support as part of the joint effort. By working closely together from planning to execution, the solutions were tailored to the project’s needs, which in turn has helped reduce both costs and environmental impact.
